This outlines the technical details of the construction of the property. It is a requirement for all properties that have had a Habitation Licence/Licença de Utilaziação    applied for after 30th March 2004. This law came into effect from 16th August 2004. It is an IMOPPI requirement, as this is necessary to achieve the Habitation Licence. It should be issued by the architect responsible for signing off the plans. The requirement of this document is therefore applicable to situations of older properties which are only now being legalized, and obtaining their Habitation Licence/Licença da Utilaziação.

As most owners do not necessarily hold updated copies of these documents in their possession, you are well advised to either consult your Lawyer before you instruct any Agents, and ask them to obtain updated copies of these documents. OR, if you have the energy and knowledge, visit the Local Council/Camara and Finance/Financas departments yourself and make the necessary requests, as it normally takes several days for the updated documents to be produced. 

The Finance Department Registration Certificate/Caderneta Predial should have been obtained or validated less than 12 months before, and the Registration Certificate/Caderneta Predial less than 6 months before. The other documents do not have a validity date.
